    • PLEASE NOTE THAT BOOKINGS ARE SUBJECT TO FULL AGREEMENT WITH THE TERMS & CONDITIONS STATED BELOW.
    Guests is used to refer to the persons renting the farmhouse.
    Owner is used to refer to the person who rents the farmhouse.

    GENERAL TERMS
    Complaints due to NOISE resulting from circumstances that are out of our control such as construction work in neighbouring buildings and dogs barking will not be subject to refunds or discounts. Most construction work happening in neighbourhood if it occurs will not be known beforehand. If known beforehand guests will be informed, however if booking is cancelled deposit will be lost since these works will not be of our responsibility.

    We always book the farmhouses which are chosen however there can be rare cases where a mistake is done due to genuine human error. Such mistakes could include Overlapping bookings, Repeat bookings, Construction next door, Inaccessibility to house due to road works and Emergency repairs to farmhouse. In such cases we reserve the right to change the farmhouse to a different farmhouse of the same or superior value. Every care is taken so that such events will not occur.

    Electricity and Water are very expensive. Please do not leave lights on and water running unnecessarily.

    EXTRA GUESTS
    Please note that any extra people CANNOT BE INVITED to the farmhouse besides the guests renting the farmhouse without advising owner beforehand. (Not even during the day.) Permission can be granted for an EXTRA NIGHTLY CHARGE. PETS or NOISY PARTIES are NOT ALLOWED in any of the farmhouses at any time. Radio and TV VOLUME are requested to be lowered after 10:30pm so as not to disturb neighbours.

    RATES, DEPOSIT, MINIMUM STAY & CANCELLATION
    Please note that all RATES depend on seasonality and number of persons and are always quoted in EURO.
    30% DEPOSIT is needed to securely book the farmhouse.
    MINIMUM STAY is of 3 nights.

    If you need to CANCEL your holiday for any reason, your deposit can only be partly refunded if enough time is given to be able to re-rent the property. If we do not manage to re-rent the property your deposit can not and will not be refunded.

    CHECK-IN
    Check-in time is normally at 16.00 hours. Unless agreed otherwise.

    CHECK-OUT
    Check-out time is at Noon. Unless agreed otherwise.

    MAID SERVICES
    Maid Services will be provided once a week at no extra charge at all of the farmhouses. This includes cleaning where necessary, change of linen and towel change if needed. This applies for 2 week stays only. If you need the maid more often, this can be arranged for an extra fee. Please note that all properties are SELF CATERING. A washing machine is available.

    Bed sheets and Bath Towels are provided at all farmhouses. Pool/ Beach towels are also provided at some of the farmhouses.

    POOL AND POOL AREA
    The pool is kept clean at all times. About twice a week, the pool man comes in to do the necessary maintenance. Pool Man has access to the pool area. You will be provided with a net so that if leaves, flowers & insects fall in the pool you can always clean them up easily. Please also note that since most farmhouses are located next to the countryside it is possible to occasionally see some insects in the pool. No discounts will be given for this reason.

    DAMAGE TO FARMHOUSE AND PERSONAL BELONGINGS
    Damage to farmhouse or to contents in the farmhouse have to be reported and paid for.

    In some cases an amount in euro will be requested at booking level as a guarantee for any property damages found. If after 48 hours of the checkout no damages are found the amount will be returned. If damages are found the amount to repair/replace will deducted from the amount. If damages cost more to repair/replace than amount deposited then guests will be liable to pay rest of damage cost.

    Owner is not responsible for any damaged or lost personal belongings while at the farmhouse.

    INSURANCE
    Guests are required to provide for themselves all necessary insurance against personal injury, damage, theft, cancellation, delay, etc.

    CHILDREN SAFETY
    Children’s Safety is of utmost importance but it is the responsibility of the guests. Please keep children in sight, especially when in the pool or pool area. Information about medical help will willingly be given if needed.
